How long does a roof last in Utah?

Utah is hard on roofs. Along the Wasatch Front you get snow loads, freeze–thaw cycles, spring wind, and strong summer UV. That combination breaks roofing materials down faster than many homeowners expect — especially when attic ventilation is weak.

Typical asphalt shingle lifespan in northern Utah

  • Basic asphalt shingles: often ~20–25 years
  • Architectural shingles: often ~25–30 years

These are broad ranges, not guarantees. Installation quality, ventilation, roof pitch, and storm exposure matter as much as the shingle brand.

Ventilation: the hidden lifespan multiplier

Poor ventilation can cook shingles from below in summer and create moisture issues in winter. A roof is a system — shingles, underlayment, flashing, and airflow — and those pieces have to work together.

Signs your roof is nearing end of life

  • Granule loss (bald spots or lots of granules in gutters)
  • Curling edges, cracking, or brittleness
  • Recurring leaks or multiple repair points
  • Sagging areas or soft spots (decking concerns)
  • Storm damage across large roof planes

If your roof is aging but still intact, rejuvenation may be an option. If problems are widespread, replacement may be the right move. A quick inspection clarifies which path makes sense.
