Roof repair vs roof replacement
Homeowners in Salt Lake City often ask: “Do I need a new roof, or can you repair it?” The answer depends on roof age, damage scope, and whether the problem is localized or systemic.
When a repair is usually the right move
- Damage is localized (a small area, a few shingles, one flashing point)
- The roof still has useful life left
- There are no decking/structural issues
- Leaks trace to a specific detail (vent boot, chimney flashing, etc.)
When replacement is usually smarter
- Roof is near end-of-life (often ~20+ years old)
- Multiple leak points or repeated repairs
- Widespread granule loss, brittleness, cracking, or curling
- Storm damage across large areas
- Decking is compromised
The middle option: rejuvenation
If shingles are drying out but the roof is otherwise intact, rejuvenation may help extend service life for eligible roofs. It’s not for every roof, but it can be a smart bridge between constant repairs and full replacement.
